What you get
Live in the first week
Your page
Hero photo, gallery, approved description, suites with asking rates, and structured data for search.
Your inquiries
A bounded inquiry form on the page routes to your verified email and your workspace queue.
Your review
You approve the exact content; CRS reviews and publishes within one business day.
Our own property runs on it.
Red Cliffs Professional Park is live on CRS PropertyOS: the public property page, leasing inquiries, the tenant portal, and rent collection. Invited owners get the property page and inquiry routing today; the rest is labeled honestly below.
The commercial operating layer
Each capability is marked as included in Launch, demonstrated at Red Cliffs with demo data, or roadmap. A roadmap label is not a promise of delivery.
Included: your property's public page with a hero photo, gallery, approved description, suite list with asking rates, and structured data for search engines.
Included: prospects use a bounded inquiry form; every submission is stored, sent to your verified email, and listed in your workspace's inquiry queue.
Included: you enter facts, copy, photos, and suites; you approve the exact content; CRS reviews and publishes. Edits take the page offline until re-approved, so the public page never drifts from what you approved.
Included: a 30-day guided pilot, then Stripe Checkout for the Launch plan. Starting or abandoning a checkout never takes a live page down.
Included: add tenants, sign leases into your suites, raise invoices, open work orders, correct a lease or an unpaid invoice, and give your tenants their own portal, with lease documents, messages, a rent ledger, and CSV export — all scoped to your organization and nobody else's, and switched on for your workspace by CRS. Five owner-side roles decide who on your team can see and change what.
Running at Red Cliffs Professional Park today. It is built per owner — rent is charged on your own Stripe account rather than ours, so payouts land in your bank and CRS never holds your money — but Stripe Connect onboarding stays closed until its final verification pass, so it is not part of the Launch promise yet.
Roadmap: multi-property reporting, lease abstraction, critical dates, and value scenarios are not included in any current plan and are not sold as features.
Who it is for
The launch stays narrow so every page is reviewed by a person and every inquiry reaches the owner who can answer it.
Independent owners and operators of commercial portfolios with 5–50 suites
Office, medical office, retail, and industrial properties that need a professional public presence
Owners who want to enter their own facts, photos, and suites and have a person review them before anything goes live
Pricing
Request an invite, activate your owner workspace, add your property with photos and suites, and go live on a professional property page that routes every inquiry to you.
$49/month for your first 12 months, then $99/month
Founding rate — first 10 invited owners. Billing starts after a 30-day guided pilot.
No fee to start and no card until the pilot ends. Optional setup — we load your suites, leases, and tenants for you — is $299, and is never charged without asking you first.
Founding rate: the first 10 invited owners pay $49/month for twelve months, then $99/month. We tell you before that change, and you can cancel any time from the billing page.
Request an inviteNot in the Launch plan
These are demonstrated at Red Cliffs with demo data or are still ideas. They are not Launch-plan features, delivery commitments, or reasons to request an invite today.
You can add tenants, sign leases, raise invoices and open work orders, and you can correct them: change a lease's terms or end it early, and fix an invoice nothing has been paid against. Retracting an invoice raised entirely in error is still done with CRS, because doing it properly needs a change to how invoices are stored, and we would rather schedule that carefully than let an invoice read as paid when it was not.
Built and tested per owner: autopay charges rent on your account rather than ours, so payouts reach your bank directly. Stripe Connect onboarding stays closed until its final verification pass, so it is not included in the Launch plan yet.
Not included. Future work may add reviewed lease abstraction, options, escalations, critical dates, recoveries, and rollover exposure.
Not included. Future decision support may connect owner-approved operating assumptions to NOI and value sensitivity without representing results as appraisals.

Who is behind this
Founder, CRS PropertyOS · Owner-operator, Red Cliffs Professional Park
CRS PropertyOS comes from running Red Cliffs Professional Park in St. George, Utah. The public page, the inquiry routing, the tenant portal, and the rent collection were built to run that property first; the invited-owner launch offers the property page and inquiry routing to other independent commercial owners, reviewed by a person before anything goes live.
Operating boundary
CRS organizes information, publishes what you approve, and routes inquiries. The owner remains responsible for tenant selection, lease negotiations, legal notices, deposits, vendors, repairs, and other management decisions.
Common questions
Independent commercial owners and operators with roughly 5–50 suites across office, medical office, retail, or industrial properties. Residential and multifamily portfolios are not supported in this launch.
A 30-day guided pilot at no charge, then CRS Launch at $99 per month. The first 10 invited owners pay a $49/month founding rate held for twelve months; we tell you before it ends. There is no fee to start, optional setup assistance is $299 and is never charged without asking, and billing runs through Stripe Checkout so you can cancel from the billing page.
You enter the facts, the public copy, photos, and suites, and you approve the exact content. CRS reviews every submission within one business day before publishing. Changing approved copy takes the page offline until it is re-approved.
Red Cliffs Professional Park is our own property and runs on the same software: public property page, leasing inquiry intake, tenant portal, and management workflows. The Launch plan for invited owners covers the property page and inquiry routing; tenant and management workflows for other organizations are labeled separately and are not sold as current features.
No. CRS PropertyOS is software and guided setup. The owner remains responsible for tenant selection, lease terms, legal notices, deposits, repairs, vendors, and other management decisions unless the owner separately retains an appropriately licensed professional.
Invite-only launch
